Happy New Year to all! Wishing everyone a healthy and prosperous year in 2024!
The regular monthly meeting of the board of directors was held on December 18, 2023. Below are the highlights of the meeting and other community information.
- The Greystone News Year Community Gathering was held on January 7th
- Thanks to everyone who attended and brought food to the Greystone Community New Year’s Gathering!
- Everyone in attendance had a great time!
- Greystone Holiday Decorating Winners
- Congratulations to our 2023 holiday decorating winners – Cliff and Sabrina Zamor at 1306 Sandstone Run; Kathy, Ashlyn and Tristan Abbott at 1304 Sandstone Run; John and Mercedes Wierman at 1520 Travertine Terrace and Ajay Balineni and Uma Amirineni at 1283 Travertine Terrace.
- Again, this year, as you drove through the community, the decorations were bright and festive. Thanks to all the residents who participated!
- Intersection of Limestone Run and Travertine Terrace changes
- To improve the safety of our residents, an additional stop sign has been installed at the corner of Travertine Terrace and Limestone Run. This intersection is now a 3-way stop.
- New striping has also been added to a section of the curb on Limestone Run at the Travertine Terrace stop sign. This is now a No Parking area.
- Nature’s Care – New Process to Report Landscaping Issues and Work Orders
- To streamline the tracking of landscaping issues, there is a change in the work order process previously communicated in the November Newsletter.
- We are now asking residents to report all landscaping and irrigation issues to Eufemia, including requests for any personal landscaping work you may want to have completed. Eufemia will then create the work order for you.
- This change will allow Eufemia to be the point of contact for Greystone and have transparency into all of Greystone’s landscaping needs.
- For Nature’s Care to resolve any issues, a work order will be required.
- Eufemia will continue to work directly with Nature’s Care on all Greystone landscaping issues and will review all work orders with Nature’s Care on a weekly basis.
- An additional change to the work order process is also being implemented. Work orders will only be closed upon satisfactory acceptance of the resolution by Greystone. After the work order is closed, Eufemia will provide an update to the resident.
- Nature’s Care – Mowing Obstacles
- When Nature’s Care is mowing, there should be no obstacles for the crew to mow. For any tree that encroaches the public sidewalk with a clearance less than 8’ from the sidewalk, the tree will be trimmed to the 8’ minimum required to mow and the remaining tree limbs will be trimmed for balancing. To ensure mowing is not interrupted, prior approval is not required from the homeowner for this trimming.
- Trimming of trees that do not obstruct mowing continues to be the responsibility of the homeowner.
- Nature’s Care Responsibility – Shrub and Ornamental Tree Trimming
- Nature’s Care is responsible for trimming all shrubs and foliage between our garages. This applies only to plantings in the ground.
- They are also responsible for trimming original or original replaced planted material. Trimming of non-approved planted material is not the responsibility of Nature’s Care.
- Once a year Nature’s Care trims the Crepe Myrtle trees within the community.
- Trimming any tree greater than 12’ is the responsibility of the homeowner.
Nature’s Care – Things to Know
- Why does it appear the grass in my yard dying?
- After spraying for weeds, areas of the turf will appear to be dead; however, the dead spots are actually weeds dying. The grass will re-grow over these areas.
- A reminder to our residents, please refrain from spraying your yards with any fertilizer or weed killers. Additional application of these types of products can defeat the purpose the Nature’s Care applying lawn treatments and can cause greater harm to your lawn.
- In the conservation areas, twice a year, Nature’s Care will trim and clean the grass 3’ out from the fence.
- We continue to request our residents to refrain from directly contacting the Nature’s Care crews when they are on site. As we move forward with the new work order process, the Nature’s Care landscaping crews and office staff will refer all residents to Eufemia for any landscaping needs.
- Year End Financials
- The community is on track for expenses and reserves to be within budget for the year ending 2023.
- Replacement of the Mail Kiosks – Update
- An update to the replacement of the Mail Kiosks was presented to the board.
- The committee is continuing to review proposals and solutions.
- Replacement of the mail kiosks will provide a new design for the layout and boxes and not replicate current layout.
- Upgrade of Gates Entry Systems
- The gate entry systems are at the end of their useful life and it is time to upgrade the entry system. The actual gates will not be replaced.
- Reserves are available for this upgrade cost.
- Solutions from Butterfly, Cellgate and Liftmaster were presented to the board for consideration.
- Gate entry systems will be included as part of the January 2024 board meeting and Cellgate will present their product and services to the board.
- Repair of Clubhouse Restrooms
- Leaks have been identified behind the sinks in both restrooms in the clubhouse.
- Repairs will include fix of leaks and replacement of drywall, counter tops and sinks.
- Proposals for repairs are being reviewed currently.
- Sidewalk Repairs
- Additional repairs to our sidewalks have been identified since the repairs were completed in 2023.
- FM Solutions, who repaved our streets, completed the work the first week of January.
- New Rules and Regulations Committee
- A new committee has been created to review the community rules and regulations.
- The committee is comprised of Linda Santoro, Claudia Surina, Michael Hilal and Eufemia Roche.
Next Board Meeting
- The next Board Meeting will be held on Monday, January 22, 2024 at 6:30 pm in the clubhouse. All homeowners are welcome to attend.
Next ARC Meeting
- The next ARC Meeting will be held on Tuesday, January 16, 2024.
- Applications must be submitted for review to Eufemia by Thursday, January 11, 2024.
