GREYSTONE TOWNHOMES NEWSLETTER May 2024

Below are the highlights of the April 29, 2024, meeting and other community information.

  • Nature’s Care – Landscaping Update – Irrigation 
    • Jaime Beaulieu, President from Nature’s Care, joined the board meeting.  He provided the board with an update regarding the irrigation within the community.  
    • We are currently in a drought situation.  We are not receiving rain that we normally do at this time of the year.  You will see grass start to die, but as soon as the rain begins, you will see the grass start to turn green and grow.  
    • The City of Sanford is also having problems this year providing sufficient water for irrigation.  This in turn causes problems with the pressure needed for Greystone’s watering.  
    • There are no problems with the Greystone irrigation system.
    • If you are concerned about the sod dying out, please water the area until the drought we are in is over.
  • Nature’s Care – Landscaping Update – General Information
    • With regards to the cleanup of leaves and grass after detailing or mowing, Nature’s Care will compete this task before they leave the community for the day. They do not immediately clean and blow the area after service.
    • The community was reminded that Nature’s Care provides landscaping for the entire community, not individual care.  If you need personalized lawn care, please contact Eufemia.  
  • Treasurer Report
    • Mick Maguire, Treasurer, presented the financial report for the month of March.
    • Budget, including reserves, are on track for the year.
    • Funds are available in reserves for the upgrade of the access gate controls, mailbox kiosks improvements and renovation of the bathrooms.
  • Replacement of Mail Kiosks
    • The project is moving forward and will be completed this month. Details are being finalized at this time.
    • Watch for important emails and information in the mail kiosk areas for updates and instructions for handling of mail during the project.  
  • Pool Furniture
    • The board approved funds to replace the straps on the existing chair frames.  The chair frames only need to be cleaned and not replaced at this time. 
    • The pool will not be closed during the re-strapping of the pool furniture. 
    • The chair re-strapping takes about one week.     
  • New Gate Entry System Update
    • The migration of the databases is in progress for the new gate system. 
    • The new gate system has been ordered and installation will be scheduled upon receipt of the new system.
    • Eufemia is working with the vendor to schedule webinars and on-site training for the new system.  
    • The new system will provide improvements to the gate entry system.  Telephone calls to you for gate entry will continue to be available.  There are no changes to entry with the FOBS’s and car entry stickers.
  • Clubhouse Restrooms Renovations – Update
    • Demolition of the existing restrooms has started.  
    • Handicap stalls will remain open. 
    • Renovations are to be completed by Memorial Day.
  • It’s Time to Spring Clean your Residence for Property Inspections
    • It’s time to spring clean the exterior of residence.
    • Inspections of the exterior of your residence, including walls, gutters, windows and doors, driveways, sidewalks, privacy fence, and trees will begin on May 22, 2024.
    • Refer to Eufemia’s email on April 22, 2024 for all the details.  
  • Annual Storm Drain Cleaning
    • The annual storm drain has been completed.
  • Rules and Regulation Committee Update
    • An update will be provided in the next board meeting from the Rules and Regulation Committee.
    • Discussion of the violation and fine process will also be included in that meeting.
  • Yard of the Quarter Award
    • Congratulations to Glenda Parnell at 1142 Travertine.  She is the winner of the first quarter 2024-yard award.
    • Your yard is beautiful!  Thank you for your contributions to the beautification of the community.    
  • Dog Stations
    • A reminder to all residents, dog station containers are for dog waste only. Please refrain from throwing trash and other debris in these containers.
  • Walking Pets through the Community
    • Pet owners, please be mindful of areas that are marked asking for you to clean up pet waste or asking you to not let your pet on the lawn. The front and rear of homes are private property. Owners have the right to contact Seminole County Animal Services at 407-665-5201 to report anyone caught in violation of their personal request.
  • Driving through the Community
    • To all residents, please make sure to follow all signs when driving through our community. We request all drivers to be cautious and be mindful of all that are commuting through Greystone. Let’s continue to make Greystone a Safe Neighborhood for all!
  • Property Insurance for Your Residence
    • With the number of insurance companies no longer insuring in Florida, there could have been a change in your insurance coverage.
    • We urge you to take a moment and verify your property insurance coverage with your agent.
  • Next Board Meeting 
  • The next Board Meeting will be held on Monday, May 20, 2024 at 6:30 pm in the clubhouse.  All homeowners are welcome to attend. 
  • Next ARC Meeting 
  •    The date of the next ARC Meeting will be held on Monday, May 13, 2024.  Have your applications to Eufemia by end of day, May 9.
