I am happy to announce the re-roofing project for Phase One has started. Today with the help of a few board members, maintenance, management and our vendor, we started off successfully. This project has started on Slate Cove and is estimated to take a week. Each building is estimated at a week for completion. once done with Slate the clubhouse is next. I will update via email each Monday with the projection for the current week and the coming weeks building. Along with my updates there will be notices posted on each unit a few days prior to that specific buildings start date. Please pay close attention the notices and my emails. We will strive to communicate as effectively as possible.
Owners, if you have tenants in your units, please do not assume they know this project is taking place. Reach out to them and ask if they are receiving my emails and be sure they get my email. It is critical I have all up to date tenant information. They may email me their contacts to be updated in the system. This way I capture a working email and possibly a phone number.
PARKING – This will be the most important information you receive… When notified that your building is going to start being re-roofed, make sure to locate where you are to park. We know there is limited space available and in that section only, parking will be permitted on both sides of the road. You must still pay attention to curves, streets, driveways and stop signs. Do not block intersections, do not park in front of a driveway and do not block the flow of traffic. If we have to tow your vehicle for any of these reasons, it will be at the vehicle owners expense. Additionally, if you remain in your driveway and that is your week to have your roof done, we will attempt to get ahold of you to have the vehicle moved. If we can not reach out to you and the vehicle is in the way, we will have it towed to another location in the community at that owners expense. The driveways will be used for the dumpsters. Please do not get stuck in a garage or blocking construction areas.
Lastly, nails in tires / flat tires. if you are the victim of a flat due to a roofing nail, I need this photo documented no exceptions if you want the cost covered. The vendor agrees to pay for nail damage however, they will want to see its a nail they have removed or installed. Yes, they use specific nails and can tell. if this happens, please email myself and or see the foreman on the jobsite (building being done).
I have attached a very detailed educational letter from the vendor. please take the time to read this. it goes over so many things we never thought of in order to prepare you for this project. I will also place this on each unit as their building is set to start. This information is very important! If you have any questions please email me.
